Greenwood watch: for nearly 2 years new listings there ran 1–6/month.
April 2026 alone saw 21 new listings — by far the busiest month in the recent dataset —
which lines up with the March 2026 federal announcement of $648M in new investment at
14 Wing Greenwood. Worth monitoring whether this holds into fall.
Homes for Sale & Days on Market — All Regions
| Region | Homes for Sale | YoY | Median DOM | YoY |
| Halifax-Dartmouth | 1,504 | +25.3% | 18 days | +50.0% |
| Annapolis Valley | 771 | +16.3% | 27 days | -6.9% |
| Northern | 734 | +17.6% | 26 days | -10.3% |

| Cape Breton | 320 | +15.1% | 11 days | -8.3% |
| Yarmouth | 140 | +3.7% | 47 days | +17.5% |
DOM: green = faster than last year (good for sellers), red = slower. South Shore's DOM more than doubled YoY — the most pronounced cooling signal in the province this month, more so than price alone shows.

Worth watching: CREA's own read on the BoC hold is that hike
odds are rising, not falling, given Middle East-driven energy pressure —
Governor Macklem has said the Bank "will not let higher oil prices become persistent
inflation." Separately, CMHC's summer forecast named Atlantic Canada the
weakest-conditions region in the country for the rest of 2026 — a read that
sits in tension with the real strength we're seeing in Bedford, Sackville, Kentville,
and Greenwood this month. Both are credible national sources; neither is the full
local picture on its own.
90-Day Outlook (12-month trend regression)
| Region | Range | Notes |
| Entire NS | +3% to +10% | Two down months in a row — treat upper end skeptically |
| Halifax-Dartmouth | +1% to +5% | Steadiest of the broad regions |
| Annapolis Valley | +3% to +14% | Wide range — real underlying volatility |
| Bedford | -8% to +11% | Direction agrees with recent months; watch tightening listings |
| Halifax Peninsula | Not usable | Range too wide on ~16 listings — watch inventory instead |
