Greenwood watch: for nearly 2 years new listings there ran 1–6/month. April 2026 alone saw 21 new listings — by far the busiest month in the recent dataset — which lines up with the March 2026 federal announcement of $648M in new investment at 14 Wing Greenwood. Worth monitoring whether this holds into fall.

DOM: green = faster than last year (good for sellers), red = slower. South Shore's DOM more than doubled YoY — the most pronounced cooling signal in the province this month, more so than price alone shows.

Worth watching: CREA's own read on the BoC hold is that hike odds are rising, not falling, given Middle East-driven energy pressure — Governor Macklem has said the Bank "will not let higher oil prices become persistent inflation." Separately, CMHC's summer forecast named Atlantic Canada the weakest-conditions region in the country for the rest of 2026 — a read that sits in tension with the real strength we're seeing in Bedford, Sackville, Kentville, and Greenwood this month. Both are credible national sources; neither is the full local picture on its own.
